Historic Building Repair & Maintenance

Building technology of today relies on the use of impervious materials that prevent the ingress of water. Concrete, tiles and slate, cement based mortars and renders, oil and water based paints all act as a barrier to moisture penetration. In contrast traditional building materials like thatch, handmade bricks and terracotta, lime based mortars and renders and limewash finishes are all porous. This means that they have the ability to absorb and release moisture, or to breathe.

The balance of moisture entry and release in old buildings is easily upset by modern repair techniques. For example, the application of an impervious cement to a damp timber framed elevation will prevent moisture escaping and may lead to damp patches or even serious rot and decay of structural framing.


Dry rot
Whilst a certain level of moisture is to be expected in traditional building fabric, excessive dampness is probably the greatest cause of damage in old buildings. It's correct diagnosis and appropriate treatment are essential to the continued well being of their structures and fabric.

It can be seen that the repair of traditional buildings often require a different approach to that of modern construction. The potential for conflict between the two is clear, and an appropriate response to the needs of old buildings is best entrusted to qualified or experienced advisors.

Listed Buildings - Important Note

Where a building is listed it is necessary to consult with the local authority before carrying out any works so that they are aware of its nature. To avoid misunderstanding, it is advisable to obtain written agreement that the work is classed as a repair, and that listed building consent is not required. The alteration of a listed building without consent is a criminal offence.
